This area boasts four distinct neighborhoods built between the early 1990s and early 2000s, offering a range of housing options to suit various needs and preferences. Here's a closer look at each community:

1) Ponderosa Landing:

  • Built: Early 1990s to late 1990s
  • Homes: Two sections:
    • Smaller Homes (1,500 - 2,700 sq ft) with 2-car garages
    • Larger Homes (2,000 - 3,000 sq ft) with 3-car garages
  • Amenities: A trail connecting both sides of the community and two parks providing space for outdoor play and relaxation.

 2) Seabreeze:

  • Built: Late 1990s
  • Homes: Spacious lots with living areas ranging from 1,800 - 3,700 sq ft.
  • Community Centerpiece: A large park featuring a vast grassy field, a baseball field, and a playground, ideal for year-round enjoyment. You will find people playing softball, baseball, soccer, and cricket on the weekends.

The elementary school associated with these 4 communities is Delaine Eastin Elementary. Eastin is the newest built elementary school in Union City and it first opened its doors in the fall of 2001. This elementary school feeds into Itlion Vera Cruz Middle School and James Logan High School. Below are images of how the school compares to nearby elementary schools in Union City. The first picture is for English and the second picture is for Math. You can see Delaine has around 75% of their students meeting and exceeding in English and close to 70% for Math. These scores are on par with some of the better elementary schools in Fremont, making this area even more desirable.

Another reason why these communities are desirable is due to their geocentric location. I have the below map number coded and everything is at most a 10 min drive depending on the traffic. 

#1 - Close to San Mateo Bridge, Dunbarton Bridge, 880, South Hayward Bart Station, Union City Bart Station.

#2 - Shopping centers. This is where you will find grocery stores, restaurants, and movie theatres. 

#3 - Parks or outdoor activities. (Mariner Park, Seabreeze Park, Veterans Park, Karl Nordvik Park, Ardenwood Historic Farms, and Coyote Hills).
